ACC Guidelines

The Architectural Control Committee (ACC) has the unique responsibility to ensure the neighborhood conforms to the legal CC&Rs.  Homeowners are free to request and perform upgrades, if they fall within the CC&Rs and/or get ACC Approval.   All ACC requests may be appealed to the Board once the ACC review is complete, if required.

In an effort to show how the ACC operates, and be as transparent as legally allowed, we are listing some guidelines which the ACC follows.  Many requests are “pre-approved” by the Board allowing the ACC Chairperson to approve the requests without an ACC committee vote.  This was instituted to allow for a more seamless and efficient process.

Here are some general guidelines for requests.

  • Sheds 10’x10’x8′ will get automatic approval if it matches the house’s colors & materials, and the footing is not more than 12-18″
  • Landscaping normally should get approved unless lot drainage has been altered significantly in which it effects the neighboring lots.
  • Sprinkler systems should normally be allowed, adding the caveat that it must be certified by a licensed plumber [as stated in municipal codes] and a copy sent to the management company.
  • Satellite dishes will get automatic approval, but are asked to be placed on the back 1/3 of the house, where it is not visible from the street, whenever possible.
  • Painting will get automatic approval if the colors match existing colors, and are uniform with the neighborhood style.
  • Roofing will get automatic approval if it matches the previous roofing material and color (alternate material and color pending review).
  • Gutters will get automatic approval if they are seamless and match the color of the top trim/eave. Downspouts should match the color of the wall which is connected to the eave. (ie. if bricks are on the lower half, the color of the spout may be the same as the hardiboard above it)

Approved:

  • wrought iron fences backing up to the green belt
  • wrought iron fences with stone base backing up to the green belt
  • proper driveway staining/stenciling (more info here)

  • permanent basketball goals (The Preserve at Stone Oak only)
  • proper & native xeriscaping

Denied:

  • permanent basketball goals (Stone Oak only)
  • some xeriscaping
  • metal sheds
