Council approves zoning for more multi-family housing near Downtown Round Rock

City Council unanimously approved zoning at its Jan. 27 meeting to allow for more multi-family housing near Downtown Round Rock.

The zoning will allow for high density residential development that could include up to an eight-story-tall building and structured parking on 2.45 acres located north of McNeil Road and east of IH-35. The development will be the third phase of the City Centre development, with the first two phases consisting of office buildings.

The parking planned for the housing development will also include spots for employees of the two previously built office buildings in the City Centre.

The development would provide additional housing in the downtown area, which will help the City implement the strategies outlined in the Round Rock 2030 Comprehensive Plan to “facilitate a mixture of residential development types” and “strive to develop a minimum of 1,000 dwelling units within one-quarter mile of Main Street.”

The Planning and Zoning Commission held a public hearing on Dec. 15, 2021 and voted unanimously to recommend approval of the rezoning.

The Depot Townhomes, another planned housing development in Downtown Round Rock, recently broke ground on land located along Bagdad Avenue from Mays Street to Burnet Street.

The project, which has been planned since 2017, will include 80 townhomes with floor plans ranging from two to four bedrooms. The first phase of the project consists of 23 units and is expected to be completed in early 2023.
